How foreclosure sales work in Maverick County
Foreclosure auctions in Maverick County are set by state law rather than by each lender. Texas Property Code §51.002 puts non-judicial trustee sales on the first Tuesday of the month, from 10 a.m. to 4 p.m., in the area designated by the Maverick County Commissioners Court in the Maverick County seat.
At least 21 days before a sale the notice of trustee sale must be posted at the courthouse and filed with the Maverick County Clerk, which makes the clerk the official source. Property-tax sales in Maverick County are a separate process run by the sheriff or a constable after a court judgment.
Expect churn. A large share of noticed properties are cancelled or postponed before auction day, and buyers at a trustee sale take the property as is, usually without access to the inside.
