How foreclosure sales work in Hill County

Hill County follows the statewide calendar for trustee sales: auctions under a deed of trust are held on the first Tuesday of each month, between 10 a.m. and 4 p.m., at the spot the Commissioners Court has designated at or near the courthouse in Hillsboro. Bidding is public and usually cash or certified funds.

Where the Hill County sale is held: the Commissioners Court designates the sale area at the courthouse in Hillsboro and records that designation in the county real property records; each notice of sale also states the county and the earliest time the sale will begin. Check the notice and the County Clerk before you go.

The Hill County Clerk is the official record keeper: each notice of sale has to be filed there and posted at the courthouse 21 or more days ahead of the auction. You can read the current filings on the county's own page: official Hill County foreclosure page. Property-tax sales in Hill County are a separate process run by the sheriff or a constable after a court judgment.

Expect churn. A large share of noticed properties are cancelled or postponed before auction day, and buyers at a trustee sale take the property as is, usually without access to the inside.

Due-diligence tip: treat any list, including ours, as a starting point. Read the full notice at the Hill County Clerk, look for other liens and back taxes, drive by the property, and verify the sale status with the trustee before auction day.
