How foreclosure sales work in Bastrop County
Bastrop County follows the statewide calendar for trustee sales: auctions under a deed of trust are held on the first Tuesday of each month, between 10 a.m. and 4 p.m., at the spot the Commissioners Court has designated at or near the courthouse in Bastrop. Bidding is public and usually cash or certified funds.
The Bastrop County Clerk is the official record keeper: each notice of sale has to be filed there and posted at the courthouse 21 or more days ahead of the auction. Many posted sales never happen: borrowers reinstate, lenders postpone, or the notice is withdrawn, sometimes on the morning of the sale. A trustee sale also generally transfers the property as is, with no inspection and no title guarantee.
