How foreclosure sales work in Williamson County

In Texas, most home foreclosures are non-judicial. A trustee named in the deed of trust sells the property at a public auction, and under Texas Property Code §51.002 those sales happen on the first Tuesday of the month between 10 a.m. and 4 p.m., in an area of the courthouse in Georgetown chosen by the Williamson County Commissioners Court.

The Williamson County Clerk is the official record keeper: each notice of sale has to be filed there and posted at the courthouse 21 or more days ahead of the auction. You can read the current filings on the county's own page: official Williamson County foreclosure page. Property-tax sales in Williamson County are a separate process run by the sheriff or a constable after a court judgment.

Expect churn. A large share of noticed properties are cancelled or postponed before auction day, and buyers at a trustee sale take the property as is, usually without access to the inside.

Due-diligence tip: before bidding, pull the recorded documents for the property from the Williamson County Clerk and check for senior liens, unpaid property taxes and HOA claims, which may survive the sale. Confirm the sale is still on with the trustee the day before.

This is general information, not legal, financial or investment advice. Talk to a Texas real-estate attorney before you bid.
