How foreclosure sales work in Collin County
Collin County follows the statewide calendar for trustee sales: auctions under a deed of trust are held on the first Tuesday of each month, between 10 a.m. and 4 p.m., at the spot the Commissioners Court has designated at or near the courthouse in McKinney. Bidding is public and usually cash or certified funds.
Notices must be filed with the Collin County Clerk and posted at least 21 days before the first-Tuesday sale. Tax-foreclosure auctions follow a court judgment and are handled by the sheriff or a constable, not a trustee.
Many posted sales never happen: borrowers reinstate, lenders postpone, or the notice is withdrawn, sometimes on the morning of the sale. A trustee sale also generally transfers the property as is, with no inspection and no title guarantee.
