How foreclosure sales work in Castro County

Foreclosure auctions in Castro County are set by state law rather than by each lender. Texas Property Code §51.002 puts non-judicial trustee sales on the first Tuesday of the month, from 10 a.m. to 4 p.m., in the area designated by the Castro County Commissioners Court in Dimmitt.

Where the Castro County sale is held: the Commissioners Court designates the sale area at the courthouse in Dimmitt and records that designation in the county real property records; each notice of sale also states the county and the earliest time the sale will begin. Check the notice and the County Clerk before you go.

The Castro County Clerk is the official record keeper: each notice of sale has to be filed there and posted at the courthouse 21 or more days ahead of the auction. You can read the current filings on the county's own page: official Castro County foreclosure page. Property-tax sales in Castro County are a separate process run by the sheriff or a constable after a court judgment.

Expect churn. A large share of noticed properties are cancelled or postponed before auction day, and buyers at a trustee sale take the property as is, usually without access to the inside.

Due-diligence tip: treat any list, including ours, as a starting point. Read the full notice at the Castro County Clerk, look for other liens and back taxes, drive by the property, and verify the sale status with the trustee before auction day.

This is general information, not legal, financial or investment advice. Talk to a Texas real-estate attorney before you bid.
