About Tennessee foreclosure sales

Most Tennessee mortgage foreclosures are non-judicial: the substitute trustee named under the deed of trust publishes the notice of sale three times in a local newspaper, the first at least 20 days before the sale (T.C.A. 35-5-101 and 35-5-104), and sells at public auction at the place named in the notice, usually the county courthouse.

There is no upset bid period. The statutory redemption right is usually waived in the deed of trust; the notice says so. Sales are frequently postponed, so check the date with the trustee before sale day.

Our Tennessee data comes from substitute-trustee firms' published sale lists. It does not cover every trustee yet; more coming. New to auctions? Read the investor FAQ.
