How foreclosure and tax sales work in Horry County

South Carolina mortgage foreclosures go through the courts. After judgment, the Horry County Master-in-Equity (or a special referee) sells the property at public auction, usually on the first Monday of the month, after the notice runs in a local newspaper for three weeks.

The high bidder pays a 5% deposit on sale day. When a deficiency is demanded, bidding stays open 30 days. County tax collectors hold a separate delinquent tax sale once a year, usually in the fall; the owner can redeem a tax-sale property for 12 months.

Our South Carolina data comes from official county Master-in-Equity and tax sale lists and from a plaintiff law firm's published sale list. It does not yet include every sale, so some sales in the county are not listed; more coming.

How does a South Carolina foreclosure reach a sale?

What is a deficiency sale, and is there redemption?
