How sheriff sales work in Montgomery County
Ohio mortgage foreclosures go through the court of common pleas. After judgment, the Montgomery County Sheriff appraises the property, advertises it for three weeks and sells it at public auction. At the first sale the bidding starts at two-thirds of the appraised value.
Bidders post a deposit (generally $2,000, $5,000 or $10,000 depending on the appraised value) and pay the balance within 30 days after the court confirms the sale. Tax foreclosure sales start at the taxes and costs owed; tax-sale buyers must also file an affidavit that they do not own tax-delinquent property in Ohio (R.C. 5721.19(J)).
Our Ohio data comes from sale lists the county sheriff publishes. It does not yet include every sale, so some sales in the county are not listed; more coming.

How does an Ohio foreclosure reach a sheriff sale?
Ohio foreclosures are judicial. After the court enters judgment, the plaintiff asks for an order of sale, the property is appraised by three appraisers (usually exterior only), and the sale is advertised for three weeks before the sheriff sells it (R.C. 2329.17, 2329.26).
What is the minimum bid, and when does the sale become final?
At the first sale of a mortgage foreclosure the minimum bid is two-thirds of the appraised value (R.C. 2329.20); a later sale may have no minimum. Tax foreclosure sales usually start at the taxes, costs and charges owed. The court must confirm the sale, and the owner can still redeem by paying the judgment until confirmation (R.C. 2329.33).
