How tax sales work in Cobb County

Georgia property-tax sales are run by the sheriff or by the tax commissioner acting as ex-officio sheriff. They take place on the first Tuesday of the month between 10 a.m. and 4 p.m., by public outcry (O.C.G.A. 9-13-161, 48-4-1), and each levy is advertised for four weeks beforehand in the county legal organ.

The buyer gets a tax deed, not a lien. On a regular sale the owner can usually redeem for at least 12 months by paying the bid plus a premium; on a judicial in rem sale the redemption period is shorter (60 days). The official list is published by the Cobb County Tax Commissioner: Cobb County tax sale list. Lists shrink as owners pay, often up to the morning of the sale.

Due-diligence tip: check the deed records and the tax commissioner for other liens, confirm the parcel is still on the list the day before, and bring certified funds as the county requires.

This is general information, not legal, financial or investment advice. Talk to a Georgia real-estate attorney before you bid.
