How foreclosure sales work in Pima County

Arizona mortgage foreclosures are usually non-judicial trustee sales. The trustee records the notice of sale with the Pima County Recorder, publishes it for four weeks and sells the property at public auction to the highest bidder (A.R.S. 33-808 and 33-810).

There is no redemption or upset bid period after the sale, and the buyer usually takes the property subject to senior liens. The winning bid must be paid by 5 p.m. the next business day. Sales are often postponed, so confirm the date with the trustee shortly before the sale.

Our Arizona data comes from published trustee sale reports. It does not yet include every trustee, so some sales in the county are not listed; more coming.

This is general information, not legal, financial or investment advice. Talk to an Arizona real-estate attorney before you bid.

Pima County foreclosure FAQ

When is the next trustee sale in Pima County, Arizona?

The next scheduled sale date in our data is October 29, 2026. Arizona trustee sales are held on a weekday between 9 a.m. and 5 p.m. at the place named in the notice, usually the superior court building or the trustee's office (A.R.S. 33-808).

How does an Arizona foreclosure reach a sale?

Most Arizona mortgage foreclosures are non-judicial trustee sales under a deed of trust. The trustee records a notice of sale at least 90 days before the sale, posts it on the property and at the courthouse at least 20 days ahead, and publishes it once a week for four weeks (A.R.S. 33-808).

Is there a redemption period after an Arizona trustee sale?

No. A completed Arizona trustee sale has no redemption or upset bid period, and the high bidder must pay by 5 p.m. the next business day (A.R.S. 33-811). Arizona property-tax liens are a separate process: counties sell tax liens online each February, not the property itself.

How many foreclosures are listed in Pima County right now?
